“What can I afford?” is the question that starts almost every house search, and the one portals answer worst, because they show photos without context. Let’s do it the other way around: by budget range, what type of house you actually buy, in which area, and with what compromises.

From $4 million: entry‑level market for houses

This is the level where our inventory of houses begins. You find completed homes in areas that are consolidating or expanding, with good lot size and simple yet solid construction. It usually means being a few minutes by car from the beach, not walking.

It is also the range where it makes the most sense to compare against apartments: with the same budget you can access more than one small unit and diversify. We compare them in apartment or house.

Between $5 and $9 million: the consolidated residential zone

Here you get a house in an established subdivision, with a pool, quality finishes and a walkable location to services. Bacocho, Rinconada and the subdivisions near the airport play in this league. This is the range for buyers who come to live or have a second residence, rather than pure investors.

Between $9 and $15 million: the house that is also a business

In this range appears the most interesting product for someone who wants to live and rent at the same time: houses designed with independent units. A real example from our inventory, in the Don Goyo subdivision of Punta Zicatela, combines a two‑bedroom house with two apartments and a studio, on 200 m² of land and 405 m² of construction, with a rooftop and sea view. It is priced at $12,500,000 MXN and today generates up to 60,000 pesos per month in long‑term rent or around 6,200 per night in short‑term rentals.

That is the point: in this range you are no longer buying just a house, you are buying an operation.

From $15 million onward: front‑line and author‑designed properties

Contemporary‑architecture villas, beachfront houses and unique properties. Our inventory goes up to 29 million for luxury beachfront villas and above 45 million for front‑line land. Here the price no longer reflects price per square meter but scarcity: available beachfront is limited, and in most of Mexico’s consolidated destinations there is almost none left. What changes the price within the same range

  • The actual distance to the beach. Walking or driving: it’s not the same, and the market charges for it.
  • If it has a private pool. Raises the purchase price, rental rate and also maintenance costs.
  • The documentation status. A house with a registered deed and one without can look identical but cost very differently. The difference is not a discount: it is risk.
  • Water supply. Knowing whether it comes from the municipal network or a tank changes daily life and monthly cost.
  • If it is furnished. For someone buying to rent, it saves weeks of setup and a considerable additional investment.

Before you fall in love with one
