Buy in La Barra de Colotepec, Puerto Escondido: The Fastest Growing Area
More square meters per peso, new projects and proximity to the airport. What is sold in La Barra de Colotepec, at what price and what to verify before buying.

When someone tells us they want appreciation and they are not in a hurry to rent tomorrow, this is the first area we show them. La Barra de Colotepec, crossing the river to the east, is today the growth frontier of Puerto Escondido: more land for the same money, new projects and an airport access that works in its favor.
Why development is heading that way
Simple arithmetic. Consolidated zones have little land available and high prices; La Barra has larger lots at lower entry prices. Added to that is the proximity to the airport, which, with the ongoing expansion, is gaining importance, and the wide beach, calmer than Zicatela.
What is sold and at what price
- Land: a corner lot of 400 m² for $1,890,000 MXN, around $4,725 to $6,000 per square meter. The zone calculation is in the price per square meter.
- Pre‑sale apartments: a boutique project of six one‑ and two‑bedroom units, ranging from 64 to 98 m², two streets from the sea, starting at $3,760,000 MXN with a 30% down payment and delivery scheduled for November 2026. Includes a rooftop with pool and garden with private pool.

The warning we always give for this area
Document verification here is not optional. Part of the land on this side has communal agrarian origin, meaning it has a Possession Act, and on the Oaxaca coast that is common. A lot with a registered deed and another with only recognized possession can look identical but cost very differently. The difference is not a discount: it is risk.
Always request the deed, real folio and a certificate of lien‑free status, and cross‑check the polygon with the National Agrarian Registry when applicable. And if the land faces the sea, review the federal zone concession. See federal maritime‑land zone.
Other points to verify
- Water. A developing area means developing infrastructure. Confirm how water is supplied and its reliability during the dry season.
- Legal access. Ensure the road to the lot is documented as an registered easement, not just “it has always been used”.
- Land use. Especially if your plan is to build for rent or development.
- In pre‑sale: developer’s track record and contract with delivery date and penalty clause. See buying in pre‑sale.
The right horizon
La Barra rewards patience. If you buy land today to build in three years, or a pre‑sale that delivers next year, the equation works. If you need rental cash flow this winter, look at already consolidated zones. It is the difference between buying future value and buying an immediate operation.

Frequently asked questions
Why is La Barra de Colotepec cheaper?
Because it is an expansion zone: there is more land available and infrastructure is still consolidating. In return it offers larger lots and greater medium‑term appreciation potential.
Is it safe to buy land in that area?
Yes, with rigorous document verification. Part of the land has communal origin, so this and the review with the National Agrarian Registry are essential.
Is buying in pre‑sale here advisable?
It can be the best price‑to‑product ratio in the area, provided the developer has a delivery history and the contract sets a delivery date with a penalty for delay.
