There is a conversation we have every year around this time, and almost always with someone who didn't realize they were in a hurry. They write to us in November, excited, saying they want to buy to rent. And we have to explain that if they close in December, their property won't generate a single peso until the next winter. Not because there is no demand, but because the guests who fill Puerto Escondido in high season have already booked.
How the calendar works that nobody explains to you
High season runs from December to April. In those months, well‑located properties regularly exceed 80% occupancy and rates rise between 40% and 80% compared to the rest of the year. A unit that rents for $150 a night in September can command between $250 and $300 during the Christmas week.
But the data point that changes your planning is another one: high‑season guests book between two and four months ahead. Digital nomads and those escaping the northern winter don’t improvise; they look for long stays and lock them in early, because the best properties get snapped up. Reservations for December to March are being decided now.
The countdown, month by month
- September: search, visits and selection. It is also the best month to negotiate, because there are fewer buyers competing.
- October: document review, purchase promise and notarial start. If you are a foreigner, this is where the trust (fideicomiso) begins, which has its own timelines.
- November: closing, handover, furnishing and photos. Publication with enough time to capture December bookings.
- December to April: your property generates income during the highest‑rate months of the year.
Someone who starts looking in November, at best closes in January and publishes in February: they catch the tail of the season, not its peak.
Why September also makes sense price‑wise
September is low tourism season, and that is reflected in the buying market. Fewer visitors, fewer buyers looking, and more willingness to negotiate. It is the opposite of January, when the beach is full and everyone falls in love with Puerto Escondido at the same time.
It is also the best month to truly get to know the destination. Seeing a property during the rainy season tells you things that the January postcard hides: how the street drains, if access becomes complicated, how humidity behaves. Seeing the place at its worst side is valuable information, not an inconvenience.
Which product can rent this winter
- Finished property ready to occupy. The only sure way to generate income in December. If it comes furnished, you gain weeks.
