The four factors that drive the price
1. The actual distance to the sea
It’s not the same “sea view” as “two blocks from the beach” as “front of the sea”, and the price reflects that clearly. A unit five streets from the sea in Punta Zicatela runs about $4,500,000; the same size on the front line costs a multiple of that. If your goal is vacation rental, the walk to the beach is the factor that weighs most on your nightly rate.
2. The area
Punta Zicatela, Zicatela and Tamarindos concentrate short‑term rental demand, and that sustains prices. Bacocho and Manzanillo/Carrizalillo play in the residential and premium league. 3. The construction stage
This is the factor most underestimated. The same apartment costs differently in pre‑sale, intermediate stage and finished, and the difference is not minor. Buying early lowers the ticket, but adds risk and waiting time; we explain it in depth in our pre‑sale purchase guide.
4. The amenities
Pool, rooftop, gym, security and parking raise the purchase price, but they also raise the rate you can charge and —watch out for this— the monthly maintenance fee. That last number almost never appears in the listing and does appear on your statement.
What the listing price does not include
Three costs that must be added to the budget before deciding:

Prices in the area are rising strongly, driven by the superhighway that left Oaxaca about two and a half hours away, the direct international flight and the airport expansion.
